Why this market, and what the brochures leave out

1. Zero tax is real, but it is not the whole story

The UAE charges 0% on rental income and 0% on capital gains. This is federal policy, not a temporary incentive. What most brokers omit: if you are a US citizen, the US taxes worldwide income. The advantage is no double taxation, the UAE takes nothing. We always recommend coordinating with a US CPA before closing, and we can provide referrals.

2. The AED-USD peg, the most underappreciated advantage

The dirham has been pegged to the US dollar at 3.6725 since 1997. For USD-based investors, this eliminates currency risk entirely. Compare this to buying in London (GBP) or Barcelona (EUR), where currency movement can erase years of capital appreciation.

3. The Golden Visa, more than a visa

The 10-year UAE Golden Visa (AED 2M+ property threshold) provides residency, family sponsorship, and access to UAE banking. For many investors, the visa is the strategic asset and the property is the qualifying vehicle.

4. What we tell clients before they buy

Off-plan versus ready: understand the risk-return profile of each. Service charges vary dramatically by building and area. Some "8% yields" become 5% after fees. The 4% DLD transfer fee is a real transaction cost. We present this because advisors who do not are doing their clients a disservice.
